Competitive Bid Process

Marketing a mineral interest to multiple qualified buyers at once, on a set timetable, so that offers are made in competition with each other rather than in isolation.

Why it matters when you sell

A competitive process changes what a buyer is solving for. Facing a single seller with no alternative, a buyer optimises for a price that will be accepted; facing several buyers with the same information and deadline, each optimises for a price that will win. That shift is the whole reason a marketed sale and a mailbox offer produce different numbers on the same asset.

Example

A position is packaged with twelve months of cheque stubs, division orders, the governing lease and a summary of unit activity, then circulated to a buyer list with a fixed bid date. Buyers underwrite from identical information, which removes the discount normally applied for uncertainty, and each knows others are looking at the same file.

How this varies across the states we serve

How much competition a process attracts depends on where the acreage sits. Permian interests in Texas and New Mexico draw the deepest pool, from institutional funds through to individual buyers, and a well-prepared file will typically attract several credible bids. Bakken and DJ Basin positions draw a narrower but still active group. Mature conventional acreage in quieter counties may attract only a handful of buyers, which makes reaching all of them matter more, not less.

What to have in hand

Whether you run a process yourself or engage a broker, the preparation is the same: production history, division orders, lease documents and a clean chain of title. Buyers bid more confidently against a complete file.
